1. Understand the market conditions.

In a buyer’s market, there are far fewer buyers for the supply of houses.  Buyers become demanding in their negotiations.  In a seller’s market, you will often see multiple offers on a house but appraisals may cause contracts to fall through.


2. Establish a value for your house.

We do not recommend hiring an appraiser at this moment.  The appraisal will not influence a buy to match it, and the lender will insist on ordering a fresh appraisal.  Consider the professionals in your home buying experience to be an orchestra, with your realtor as the conductor who coordinates everyone.  Do not order or pay for services without first asking your realtor how it is usually handled within a transaction. 4. Prepare your house for sale.

In certain conditions, your realtor may advise you to sell the house “as-is”.  Otherwise, you will have better results if the home shows very well.  Carefully evaluate the cost of repairs & improvements versus the potential increase in sales price.  Go all the way to achieve the “wow” factor by staging the home with your realtor.

5. Marketing the house.

The seller controls 4 of the 5 points that determine the salability of a property (location, price, condition, & terms).  The other (marketing) relies on the skills of your agent.  With today’s reliance on the internet, it is essential that the agent be tech-savvy.


6. Qualifying buyers and negotiating contracts.

A smart buyer’s agent would not waste time with a prospect that is not financially qualified.  But… to be sure … YOUR realtor will require a pre-approval letter from a reputable lender.  Top negotiation skills are necessary now, and throughout the rest of the process (as many deals fall apart when the parties disagree over inspections, repairs and other issues that arise before the final closing).

7. Inspections and repairs.

Sellers should welcome professional inspections, as full disclosure before a sale can often prevent lawsuits after a sale.  If defects are found, wait until negotiations are complete before you rush to make repairs.  Some buyers will ask for a cash allowance, which might be more convenient for you, too.  If you offered a home warranty to your buyer, be aware that these policies do not cover pre-existing defects.

8. Contingencies, appraisal and escrow.

If you miss a contractual deadline, your contract could fall apart.  Or you could incur penalties.  Your realtor should be actively involved to guide the process and protect your interests.  The success of your transaction is dependent on other professionals such as the appraiser, the lender, and the title company.

9. Final walk through.

After all the contingencies have been met, the required repairs are complete, the loan has passed approval of the lender’s underwriter, the buyer has secured homeowner’s insurance and the mover has cleared out the house… it’s time for the buyer to do a final walk through! 


10. Last step

Head on over to the title/ escrow company and get your check.  Ask your realtor about cancelling your homeowner’s insurance, utilities, etc., and getting a rebate check from the escrow account of your former mortgage lender.
